There will be a couple of options here. The front of the property will be a 3B/1b/2l house. This house will allow for a small family to live with the bedrooms on the second floor and third floor, and the office in the basement. In the rear of the property, there will be a 2 car garage which will have a second floor added to the garage. This structure will have stairs, and an elevator to get the tenant to their unit. The garage in the rear will be shared with both tenants.
Because of the apartment, I will not be legally allowed to charge an estimate for water. Either the realty company pays for the water, or there are separate water meters. I will be choosing the latter, but the apartment will have water paid for by the realty company even though I could legally pass the water bill to the apartment tenant. If I was to have this property, I know someone that might consider the apartment above the garage if the price is right for them. As with all apartments, the utilities (except telephone, and premium Television) will be included, and this apartment will be no different. The house will pay all of their utilities. For those relying on the bus, there is a 5 minute bus ride to Downtown. There will also be a convenience store next door to the house. This should make for a relative nice place to live.
The rent for the house will be $2,100+utilities. The apartment will be $1,500 including utilities. The garage space will be included with the rent, and there will be a paid double load washer, and double load dryer in the back of the garage. Both households are expected to share this resource, and it will be a paid machine of a price of $3.00 per load, and the dryer runs 60 minutes.
