This will assume that I would have a building that takes up an entire block, for a total to $35,000,000 for construction of the 43 story high rise. Most of the apartments are subsidized housing with the only other apartments being SRO^?s, employee housing, and my penthouse.

FSP Tower will be the flagship building even if I was able to acquire a smaller apartment building that would be renovated. For the time being, I will assume that I would find a city block with a good mix of the community. This will make it possible for a tenant to move in, and not stick out. I will also have my residence in this building taking the top 3 floors.

As for the financials, I will assume 100% of the subsidized apartments, and the SROs to be completely filled. The reason for this is there are simply not enough fair market rent apartments. Renting a house isn’t any better, and since most apartments only out to 2B apartments, this leaves families with 2-3 children looking for something that will fit their family. With everything occupied, I will expect $1.2 Million. income, and expect $10,000 for the cost of running the apartment, including utilities, taxes, and insurance.
