Some of the utilities will be guaranteed to be included. This is partially because there must be a separate meter for each apartment that pays utilities. This is the number of units + 1. The +1 is for the common spaces such as the halls, stairs, and laundry room. There are some landlords that don’t follow this rule, but I will imagine they can get into trouble if the tenant wonders if they are paying the correct amount for utilities. Therefore with many of the utilities, you can expect FSP Realty to pay for the utility for the simple fact of this meter policy. I won’t complain as I feel this is the right thing to do, but if I had lets say 15+ units, then having 16+ meters will start to add up. When utilities are not guaranteed to be included, there will be explanation of why.
