Select buildings will have SRO?s which are intended to give a person a place to lay their head down. I don’t see an SRO as something someone would pick as their first choice, but it is possible. With that said, all of the SROs will be designed in a way that would be the same throughout all of the buildings. With that said, the rent will all be the same no matter where the SROs are located at. In all instance, there is no FMR standards for SROs. This is because these rooms are not normally subsidized with HUD programs. With that in mind, if someone is working a good paying job, they will likely be able to afford the price of the SRO if a studio is out of their budget. This may be necessary for those that would otherwise live in their auto or a homeless shelter.
Layout
As you enter an SRO, to your right will be a pocket door to enter into a ¾ bathroom. There is a toilet, sink, and shower. None of my units offers tubs as they take space that could be used for something else. This will be especially true with an SRO. Exiting the bathroom will be a hallway for jackets, coats, or backpacks. Next to the door will be a hook for any keys, but keep in mind that my residences (including SROs) will not need a physical key instead opting for a digital key system.
Walk down the hallway that the bathroom forms will connect you to the main room. At the boundary of the hallway and the main room will site an HAI panel, and a Nest Thermostat. The HAI panel is essentials for connecting with resources available. You would be able to see if the unit is running on backup electricity. You would also see your utility consumption in case you wish to move to a residence where you are responsible for the utilities.
As you enter the room and on your right adjacent to the shower’s wall, you would find a dormitory refrigerator. This will allow you to store small items, however I do not see you doing much microwaving here. You might have a few days of burrito meals, or bottles of soda. If you live in the tower, you would have the avaialabilty of the convenience store. On top of the refrigerator, you would be able to place a clock, or a microwave on top. You don’t want to stack things too high, and you as the tenant is responsible for providing the microwave. Next to the refigerator is a sleeper sofa. During the waking hours, the furniture is a couch/sofa. Next to the sleeper sofa will Sith a sturdy end table. One might be able to install a small printer or Multi-Function Center. If you get something that is fax capable, you would be responsible for proving the phone line. Going in the different direction of the room is the outdoor wall with a window taking the majority of that room. As with all windows in FSP Realty’s inventory, these windows are argon filled triple pain one way glass windows. you can look out to see the world, however someone on the outside will only see their reflection. This is for privacy.
Across from the end table, and the other side of window will be where a corner desk and small office chair will sit. This will be an ideal place to host your notebook PC. There is an outer shelf where the Grandstream WP810 will sit. This is a wifi phone, and will use the building’s wifi telephone network for connectivity. If you don’t want internet service, you do not have to have it. When someone in the public foyer calls you, you would see the CID as 0. When a member of the building calls you, you would see the apartment number. When the office calls, you would see the building’s telephone number. When you get an outside call, you would see the caller ID of that caller. You can only make outgoing calls to the office (dial 0), or the building’s apartments. If you wish to make outgoing calls, you would need to sign up with a SIP? provider, and you will need to make a house call.
Next to the corner desk and phone is a 40″ Roku TV. However, there is only an encrypted TV option, and the boxes are simply too expensive. With that said, you would need an OTA? antenna to either plug into the TV, or into a DVR? like a Tablo. If you use Tablo, you would have to use an app on the Roku TV, but everything does work as my antenna is in the Tablo, and the Tablo is connected to my router to get connection with the smart TV.
Since the SRO is intended to make your life as comfortable as possible, there will be no other way I could make things better as there is simply no room. With that in mind, there is a no pet policy, and you would not be able to have more than one tenant in the SRO.
